When I click on the Gear to edit Container Settings or on the HTML Editor, I just get that overlay and that's it, escape brings me back to the main site builder but same thing on each widget so I can't actually add anything.

So I removed everything to do with Google Adsense and Analytics and reset the skin templates I modified then took a couple more screen shots with the console showing no errors this time.
I noticed this immediately after the fresh install too, but I am on Linux so I'm wondering if that has something to do with it...

Added through nano to the file you specified and it showed up in style editor for that skin though. See new Screen Shot...

No problem, glad it worked! When I saw this I was thinking I had hit this the same issue the other day, but couldn't remember what I did to fix it after all the research I had done lol.. So I did a quick fresh install on EC2 and then checked what packages were missing between the fresh and my production version and found that was the only missing package and ended up fixing the new fresh install as well, so I figured it was the least I could do. This is missed dependency that should be included in the install steps IMO.

When trying to use the Site Builder I get a transparent black back drop and spinning / loading icon, but then nothing at all past that in chrome or firefox. This is with clicking on anything.. Add Widget, The Gear, I can however add sections and delete them but thats about it. Hitting escape brings it back, so I thought maybe it was a display: hidden; or but as you can see it's set to block.

php -m (check for mbstring)
Fix for this is pretty simple...
Assuming Debian based distro:
sudo apt-get install php7.0-mbstring
or
sudo apt-get install php-mbstring
Depending on what version of PHP you're using...

Thank you for the reply and info! I would like to become a dev so I can just fix these issues when I find them and send them back upstream...
There were multiple bugs I've found, but I'm not familiar with the structure of this platform at all. I'm pretty familiar with PHP7 so I just need some info on how this system works and is laid out and where to start with all of it. I am very interested in getting my adsense setup and enabled and I have a few questions. Is anyone familiar with a module that will allow users to include their adsense or better yet, some analytics that allows for calculating how much each a user generates through adsense / page views.
